How 10 Basis Points Can Save $25,000 on a $5M CRE Loan

Monday Market Moves · October 5, 2026 · By Quinn Keenan

Quick Answer: On a $5 million interest-only CRE loan, a 10-basis-point rate improvement saves $5,000 per year and $25,000 over five years. A competitive financing process can uncover differences in rate, proceeds, amortization, recourse, prepayment and fees by comparing multiple qualified lenders rather than relying on a single quote.

When you sell a building, you understand the value of creating a market. Whether it’s through a public market or through Essex Realty Group’s platform, the goal is to reach qualified buyers, generate competition, and secure the best outcome.

You prepare the information, present the opportunity, evaluate offers, and negotiate. You give buyers a reason to put their best foot forward.

Your commercial real estate financing deserves the same approach.

A competitive financing process brings your loan opportunity to multiple qualified lenders, compares their proposals, and creates opportunities to negotiate better rates and terms. Even a small interest rate improvement can produce meaningful savings on a multimillion-dollar loan.

Calling a lender and saying, “Give me your best deal,” is a starting point. But that initial quote tells you where that one lender is willing to begin your discussion. Running a process will tell you each lender’s true bottom line price and structure. In order words, it helps you give a true market indication.

What Is a Competitive Commercial Real Estate Financing Process?

A competitive financing process involves presenting a property and its financing needs to appropriate lenders, requesting comparable proposals, and negotiating the strongest overall loan package.

At Essex Capital Markets, we help owners run that process for commercial real estate acquisitions and refinancings. We present the opportunity, solicit competing proposals, evaluate the terms, and help owners negotiate financing that supports the owner’s investment goals and overall strategy.

Different lenders can view the same property differently. A deal that falls outside one bank’s preferred lending profile may be exactly what another lender wants in its portfolio. Differences in lending appetite, underwriting, and pricing can result in different offers for the same opportunity.

Reaching the right lenders helps uncover those differences. Creating competition also gives lenders a reason to sharpen their proposals and put their best terms forward.

The approach should sound familiar:

Selling Your Building Financing Your Building
Prepare a clear presentation of the property Prepare a clear presentation of the financing opportunity
Reach qualified buyers Reach appropriate lenders
Generate competing purchase offers Generate competing loan proposals
Negotiate price and contract terms Negotiate interest rate and loan terms
Select the strongest overall offer Select the strongest overall financing package

You already recognize the value of this process when selling an asset. Applying the same discipline to your debt can improve the economics of owning it.

How Much Can 5, 10, or 25 Basis Points Save on a Commercial Real Estate Loan?

This may seem like a basic, almost intuitive, but sometimes its worth revisiting an actual example to remind us of the impact.

On a $5 million interest-only loan, a ten-basis-point rate reduction saves $5,000 per year, or $25,000 over five years, assuming the balance and rate difference remain unchanged.

A basis point is one-hundredth of a percentage point. Five basis points equals 0.05 percentage points. Moving from 6.50% to 6.45% is a five-basis-point improvement. Moving from 6.50% to 6.25% is a 25-basis-point improvement.

These differences may sound small, but the dollars add up:

Loan Amount 5-Year Savings at 5 bps Lower 5-Year Savings at 10 bps Lower 5-Year Savings at 25 bps Lower
$3 million $7,500 $15,000 $37,500
$5 million $12,500 $25,000 $62,500
$10 million $25,000 $50,000 $125,000

Illustrative gross interest savings assuming an interest-only loan, an unchanged principal balance, and a rate difference maintained for all five years. Savings are before advisory fees and other loan costs. Amortizing loans will produce different results.

On a $10 million loan, a ten-basis-point improvement means $10,000 in annual interest savings. Over five years, that is $50,000 that stays with the ownership under these assumptions.

When financing costs are a significant operating expense, small differences deserve attention. Depending on the loan amount, rate improvement, and advisory fee, the savings usually can cover the cost of running the process and leave additional money in your pocket.

What Should You Compare Besides the Interest Rate?

Commercial real estate loan comparisons should include amortization, recourse, prepayment provisions, lender fees, reserves, and closing requirements alongside the interest rate.

Each of these terms can affect the value of a financing proposal:

  • Amortization: Influences monthly debt payments and available cash flow.
  • Recourse: Determines the borrower’s personal obligations under the loan.
  • Prepayment provisions: Can affect the cost of selling or refinancing before maturity.
  • Fees and reserves: Affect upfront costs and the cash available to ownership.
  • Closing requirements: Help determine whether the lender can meet the transaction’s timeline.

A lower rate should be evaluated alongside the costs and obligations that come with it. As we recently discussed in our analysis of why the lowest commercial real estate loan rate is not always the cheapest financing, the strongest loan package is determined by more than its headline interest rate.

The strongest financing package supports your business plan, whether you intend to hold the property, make improvements, or preserve flexibility for a future sale.

Can You Improve on a Quote From Your Relationship Bank?

A relationship bank’s quote can be a useful starting point. Comparing it with competing lender proposals helps determine whether better financing terms are available.

We have worked with clients who came to Essex Capital Markets with an existing bank quote and a straightforward question:

“Can you do better?”

Through a competitive financing process, we have secured improvements of 25 , 30, or even 50 basis points. The amount of rate improvement varies but we consistently improve upon the initial quotes by running a fair, consistent, and respectful process. Those experiences demonstrate the value of testing an initial quote against the market.

Your relationship bank may ultimately deliver the strongest offer. Running a process helps you make that decision with a clearer understanding of your options and greater confidence that the terms you eventually accept are the best available in the broader market.

The process also has the potential advantage of introducing you to an entirely new lending relationship.

Financing Savings Example: What Does a 25-Basis-Point Improvement Mean on a $5 Million Loan?

Consider a $5 million interest-only loan with a five-year term. Reducing the rate from 6.50% to 6.25% produces $12,500 in annual gross interest savings.

Financing Comparison Initial Quote Competing Offer
Illustrative interest rate 6.50% 6.25%
Loan amount $5,000,000 $5,000,000
Annual interest expense $325,000 $312,500
Five-year interest expense $1,625,000 $1,562,500
Five-year gross interest savings — $62,500

This example illustrates the financial impact of the rate improvements described above. The loan amount and rates are hypothetical and do not represent a specific client transaction. The comparison assumes otherwise equivalent loan terms, an unchanged principal balance, and rates maintained for five years. Advisory fees and other loan costs are excluded.

A quarter of a percentage point can make a meaningful difference. In this example, the five-year gross savings total $62,500. That is why accepting the first quote without testing the market can leave an opportunity unexplored.

What Does a Competitive Financing Process Mean for CRE Owners?

A competitive process does not mean automatically choosing the lender with the lowest quoted rate. It means creating enough visibility into the lending market to compare the economics, structure, flexibility, and execution behind each proposal.

  • Test your existing quote against the market rather than assuming it represents the strongest available terms.
  • Compare the complete financing package, including rate, proceeds, amortization, recourse, prepayment, fees, reserves, and closing requirements.
  • Create lender competition that can provide opportunities to improve pricing or structure.
  • Evaluate multiple lending relationships so you have additional options for future acquisitions and refinances.
  • Select financing based on your business plan, not simply the lowest headline interest rate.

The Numbers

Example Rate Improvement Annual Savings 5-Year Savings
$5M Loan 5 bps $2,500 $12,500
$5M Loan 10 bps $5,000 $25,000
$5M Loan 25 bps $12,500 $62,500

Illustrative gross interest savings based on a $5 million interest-only loan with an unchanged principal balance and the rate difference maintained for five years. Advisory fees and other loan costs are excluded.

You run a process to maximize the value of your building when you sell. Run a process to strengthen its economics while you own it.

Interest expense is often the single largest line item expense. When you think about the level of attention and negotiation you give other expense like insurance real estate taxes, janitorial and maintenance… taking a similar approach to your debt seems like a natural step to take.

Compare Your Commercial Real Estate Financing Options
